Working with Real Estate Agents.

When buying or selling real estate, you may find it helpful to have an agent assist you. Real estate agents can provide many useful services and work with you in different ways. In some real estate transactions, the agents work for the seller. In others, the seller and buyer may each have there own agents. A buyer's agent representing exclusively the buyers best interests and a sellers agent who will represent exclusively the sellers best interests. Sometimes the same agent can represent both the buyer and the seller ... in this case the agent has a dual agency. It is important for you to know whether an agent is working for you as YOUR agent or simply working WITH you while acting as an agent of the other party.

So, whether buying or selling a home your FIRST step in the process should be selecting an experienced agent to represent you.
A BUYER'S AGENT is a particular agent you have selected to be your personal advisor. This agent can advise you on what to offer as a purchase price and a fair amount of down payment. They will be able to negotiate transactions to get you the best possible deal, possibley resulting in thousands of dollars being saved on the purchase of your new home. If you don't select a Buyer's Agent and call the agent on a sign of a house for sale, be aware: The agent who has their name on the house works for the person selling the house and cannot, by law, advise you on an offer price less than the listed price. Their job is to earn the seller the most money. What's it cost to have a buyer's agent? Nothing ! A buyer's agent works strictly on commission. However, they earn their commission by receiving what is called a "co-broke". The sellers of property list their homes with an agent and pays their agent a commission. This commission can be split between the sellers agent and the buyers agent. In other words the seller's agent has agreed to offer a "reward" to a buyer's agent for bring a qualified buyer to purchase the home they have listed for sale.
A SELLER'S AGENT is, also, a particular agent you have selected to be your personal advisor. This agent can advise and work with you on the best possible ways to market your home to get the quickest sale as well as the highest and best price. They will work with you to negotiate offerings on your home; recommend repairs or changes that you should make or expect to make to get your home sold. Again, having your own agent could save you thousands of dollars, they know the market and market trends for your area. A home priced to low, will result in a quick sale, but will lose hard earned equity. A home priced too high results in no shows and lost buyers. No one wants to make a payment on an empty home.
