1 Cup (6 oz) semi-sweet choc chips
2 Tbsp margarine or butter
1 14oz can Eagle Brand sweetened condensed milk
2 Tbsp water 1 tsp vanilla

Cook first four ingredients in sauce pan on medium heat till thick (abut 5 minutes)
Remove from heat and stir in vanilla.
Serve warm
Refrigerate leftovers.
