We collect all rent monies on behalf of the property owner and deposit them directly into the owner's account. For those tenants who are delinquent with their rent payment, steps are immediately taken to collect any rent monies owing. In the event that a tenant does not pay, then the process for eviction is started and followed through with the Ontario Rental Housing Tribunal. We re-rent vacant apartments, arrange for cleaning of apartments if necessary, and always collect first and last month's rent. We also arrange for ongoing maintenance and repair of the property...everything from a leaky roof to grass cutting and snow plowing. Where the repair or maintenance warrants estimates, multiple estimates are obtained in advance. All income and expenses are recorded monthly, and monthly computerized statements are sent out to you on a regular basis.
