This is the last will and Testament of me Ann the wife of James Finer of Bishopsgate Street London painter. Where as my late father Richard Owen of Leadenhall Street (Ham) Merchant did in and by his last Will and Testament among other things give to retain Trust in and the said Will named all that Messuage or Tenement situate and being No. 63 in Leadenhall Street aforesaid then in the occupation of (D___ford) or his undertenants also all that Messuage or Tenement situate and being No. 3 in Hand and Pen Court in the occupation of I. W. Simpson or his undertenents upon trust after my Mothers decease to receive and pay over unto me or suffer during my life to receive the rents issues and profits thereof for my own sole and separate use control and power independant of any husband with whom I might intermarry and upon further trust that the said trustees in the said Will named should immediately after my decease assigns transfer convey and make over (reie--e) ratify and confirm that same several premises with their appurtenances and the rents and profits therof unto with the person or persons for with estate and estates and with such limitations and remainders over I the said Ann ffiner then Ann Owen spinster and whatever should be (fe-e) (covert) or (fe-e) sole by any Deed or Deeds Instrument or Instruments in writing or by my last Will and Testament in writing or any codicil or codicils thereto to be by me signed sealed and published in the presence of three or more credible witnesses should during my life direct limit or appoint of or concerning the same. Now I the said Ann ffiner in (p----ance) and (----ise) of the said power so vested in me by the said will of my said late father deceased and of all other powers enabling me so to do by this my last Will and Testament in writing signed sealed and published in the presence of three witnesses do give devise direct limit and appoint all the said messuages tenements and premises with the appertenances so given in trust for me as in aforsaid immediately after my decease unto and for the use of my said dear husband James ffiner his heirs and assignes forever and I also give and bequeath unto my said dear husband his heirs Executors and administrators all other Real and personal estate whatsoever and wheresoever over which I have any power of disposal by my will and appoint him sole executor thereof in witness whereof I have hereunto set my hand and seal this fifth day of November in the year of our Lord one thousand eight hundred and eighteen
Ann Finer /SS signed sealed published and declared by the said testator Ann ffiner as and for her last Will and Testament in the presence of us who at her request and in the presence of each other have subscribed our names as Witness to the word "painter" being first (int--ined) in the first sheet.

Goods Chattels and Credits of Ann ffiner ( wife of James ffiner) late of
Bishopsgate Street in the City of London deceased was granted to James ffiner
the lawful husband ( and as such the only person entitled to the personal
estate and effects of the said deceased not disposed of by (he-ee) said
will) the sole executor named in the said will having first been sworn duly
to administer.
