Architects Specifications
The contractor shall provide a complete electrically supervised, battery backed-up, fire and burglary alarm system. The system shall be complete with a multi-zone alarm system with the capability of expansion up to 32 burglar or Classs B fire zones of which up to 32 may be wireless zones. All zones shall be supervised and be capable of operating listed heat detectors, smoke detectors, alarm contacts, motion detectors, vibration detectors and other listed fire and burglary alarm detection devices. The system shall have expansion capability for up to 8 low current transistor switch outputs; and 4 high current outputs of which one may be fully supervised for an additional siren. All outputs shall be programmable as 1 of 18 types. System shall be complete with a 4 wire unshielded (QUAD) communications bus that allows expansion modules for zones and outputs to be added anywhere on the bus up to 1,000 feet (330 m) per leg from the main control panel. The system shall be capable of providing up to 1.5 amps of 12.5Vdc auxiliary power for alarm devices.
The system shall be complete with a built-in power line interface for up to 32 X-10 control devices.
The alarm panel shall be complete with an integrated digital communicator capable of being programmed to transmit to three separate monitoring stations or locations with 2 account numbers. The communicator shall be capable of supervising the telephone line; and shall support and supervise LINKS cellular communication with three telephone numbers for backup or sole communications to monitoring stations and for upload operations. The system communicator shall be capable of communicating in all major formats including SIA and Contact ID. Events transmitted shall be programmable to include: fire alarms, burglary alarms, trouble alarms, supervisory conditions, alarm restoral codes, opening (disarming) and closing (arming) codes, partial closing codes, and opening after alarm codes. The system shall be capable of paging personnel on the occurance of any of the above events selected by the owner. The system shall be capable of transmitting a test code to the monitoring station(s) on a programmable daily, weekly or monthly frequency at a regular time of day.
The system shall be complete with audio interface capable of supporting up to 7 audio ports for local intercom/paging, listen-in broadcast, telephone answering, audio user help, and 2-way listin-in by the monitoring station.
There shall be a 700mA, PTC protected, supervised bell/siren circuit that will drive a bell/siren until reset or silenced. Siren output shall be programmable as steady or pulsed for each zone.
The alarm panel shall be equipped with EEPROM memory to retain all program information even if all AC and battery power is lost and shall have integral static and lightning proteciton circuitry.
The alarm panel shall have SIA false alarm prevention features, programmable swinger shut down by zone, programmable transmission delay by zone, audible exit delay, audible exit fault, opening after alarm reporting, and "quick exit" to prevent false alarms and unnecessary transmissions to monitoring stations.
The system shall allow up to 2 "partitions" each acting as a separate alarm system with its own zones, siren output, user codes and keypads for programming, arming and disarming. Each partition shall be programmable to Auto-Arm at different times on every day of the week.
The system shall have home-away and at-home arming capability to allow the user to remain on the premises while the system is armed. A quick-arm feature shall allow users without access codes to arm the system and exit. A door chime feature shall cause the keypad to beep when a selected door in a partition is opened or secured.
The system shall support any combination of up to 8 "Mulit-Language" or "LED" type keypads with backlit displays. Keypads shall be surface mounted and capable of fully programming and operating the system. Each keypad shall be assignable to operate the entire system or an individual partition. Multi-Language keypads shall be complete with 32 character liquid crystal display (LCD) to provide plain language programming instrucitons, operating instructions and display of all arms and supervisory conditions. They shall be capable of toggling between English, French and Spanish by pressing a key combinatino on keypad. LED keypads shall have 8, 16 or 32 zone indicators as required. All keypads shall have keypad activated emergency alarms for panic, emergency, fire and duress; LED indicators for Ready, Armed, and Trouble or Status; and shall be equipped with a Piezo Buzzer to provide audible feedback for correct key entries, pre-alert, and trouble.
The system shall allow any touch-tone phone to be used as a keypad with programmable voice prompts for system commands, functions, and labels (zones, etc.).
The system shall allow 32 - 4 or 6 digit - user codes which may be assigned to one or multiple partitions. The system shall accomodate 1-system master code, 2-partition master codes, and 2-duress codes.
The system shall be uploadable/downloadable to allow programming and operationg from a remote computer over a telephone line or LINKS cellular communications equipment. Remote access shall be controlled by the owner to prevent unauthorized access.
The system shall support a 300, 1200 or 4800 baud serial printer connected to the communications bus up to 1,000 feet
(330 m) from the control panel. The printer shall log all system events and transactions with time and date stamp. Information shall be stored in the systems 128 buffer which may be examined from the LCD keypad or the DLS software.
The system shall meet UL standards as required for type of application.
