Goodbye Girl, the

Marsha Mason stars as a recently-dumped woman whose would-be husband rented the apartment to Richard Dreyfuss. Mason, who won't move out of the apartment for anything in the world, has to work to live with Dreyfuss' eccentric ways (including playing the guitar at night, sleeping au natural and making funny noises while meditating). It's predictable, but a fun romantic comedy by Neil Simon.
