A Retrospective Vision of Our Future
The Design Theme of Coronado Corporate Campus

 

I envision a new Garden of Eden located on approximately 400 acres. This property will serve as the home for Coronado Entertainment (a subsidiary of Prairie Oasis Pictures), an innovative special events production company committed to producing state-of-the-art family oriented entertainment that rivals the best Hollywood or Broadway produced during the Golden Age of Entertainment from 1935 to 1965. I call it a new Garden of Eden, because the land will be master-planned and developed with a landscape that includes a lake, ponds, fountains, canals, and all manner of flowering plants and trees. It will incorporate executive offices, research, design, and production facilities, and special event facilities, plus a performing arts academy.

When Frank Lloyd Wright started a school of architecture for students who wanted to learn his unique vision, philosophy and style of architecture, he created a Utopian environment for studying architecture that was located on his family's farm in Wisconsin. He felt this idyllic environment was better suited for his purposes than would be a traditional academic setting in a major city. He hoped that a pristine agricultural setting where distractions could be held to a minimum and where all the needs of the faculty and students could be provided in a self-contained campus would better suit his goal of conveying his all encompassing philosophy.

The prevailing architectural style of the Golden Age of Entertainment was Art Deco/Moderne. Most motion picture studios, movie theaters, and Broadway entertainment palaces were designed in this motif. Hence, all of the corporate campus will be designed so as to represent this marvelous era when such luminaries as: Irving Berlin, Cole Porter, George and Ira Gershwin, Richard Rogers, Lorenz Hart, Oscar Hammerstein, Cecil B. DeMille, Frank Capra, William Wyler, John Ford, and Walt Disney, among others, produced the greatest entertainment in Broadway theatrical and Hollywood film history. This imaginative and stunningly attractive environment will inspire those who come from all over the world to participate in developing inspirational projects, and achieve the highest level of creative excellence.

In a manner similar to Mr. F.L. Wright, famed physicist J. Robert Oppenheimer, who was selected to direct the Manhattan Project during World War II, chose a remote site where he once attended school in rural New Mexico. He, too, understood the need for establishing a self-contained environment where talented individuals could come to work on a challenging project and do so within a shared community of values.

This unique corporate campus will reflect the motto of "Family Values Entertainment." When I think of family values, I think of the following principles: teamwork, cooperation, sharing, interactiveness, support, and mutualities of interest and harmonic productivity. For the purpose of interior design, we must keep these principles in mind. I envision comfortable inter-departmental conversation areas. The design must encourage the dynamic flow of concepts and ideas between departments such as those of story, art, production, marketing, and accounting. Hopefully, this will enable all employees to be well-informed and energetically involved in contributing to both the creative and operational processes.

As regards exteriors, my mind is drawn to the spiritually inspiring vision of Frank Capra's masterpiece film, "Lost Horizon." The feeling of soaring idealism; nobility of purpose; strength of commitment; and beauty and tranquility of nature are inescapable in the art direction of Stephen Goosson (Academy Award winner) for this film. Coupled with the optimistic futurism of the 1939-40 New York World's Fair and the famous art deco theatrical designs of Hollywood architect S. Charles Lee, my vision hopefully becomes clear.

The reason I selected the Art Deco/Moderne style of architecture is that I feel it best represents the American spirit of optimism toward the future that has always been a vital part of great men of wisdom from George Washington to Walt Disney.

  1. Executive Summary: Approximately 400 acres of agricultural/ranch land will be acquired and developed in several phases to serve as a foundation for designing, producing, marketing, and managing Teenage World's Fair as well as other corporate endeavors (feature film production, pageants, festivals, theme park, performing arts academy) in the Twenty-First Century.
     
     
  2. Campus Elements: Feature films will occupy about ninety percent of our endeavors during the first several years with a gradual shift of corporate resources to TWF and other related ventures over time, (see Addendum II) that will also be produced and administered here.
     
    1. Prairie Oasis Pictures: Our independent production company will produce between three to five feature films annually. These films will feature actors from Coronado Players (our stock company) who have been trained at Coronado Academy.
       
    2. Coronado Academy for the Performing Arts: Some of the brightest young people in America and from abroad will be enrolled at CA. They will be discovered through the Teenage World's Fairs (Grand Prix Tournament), promotional bus tours, Teenage Senate participation and national talent searches. CA will offer training in all aspects of film and theatrical production as well as theme park attraction design. This will provide us with a steady stream of cost effective talent for our various ventures. Academy students will have the opportunity to work as interns alongside our professionals in every department.
       
    3. American Heritage Theme Park: This element of the campus will be developed gradually over time and will not be completed until the third and final phase of development. The purpose of the park will be to dramatically portray the significant contributions of Western Civilization to American liberty.

     
  3. Campus Location: After several years of diligent research, I have selected the western Iowa area as the home for the Corporate Campus.
     
    1. Philosophy: Historically, the central plains region has been associated with the pioneering spirit, strong traditional beliefs, and family values.
       
    2. Terrain: The visual setting is nearly as important a factor as the philosophical one. From the beginning, I have envisioned the campus in a Shangri-La (Capra's Lost Horizon) setting of pristine natural beauty, of gently rolling prairies and farm land, a place where adult professionals, student interns, and visitors could escape the stresses of big city life. The beauty and tranquility of Frank Lloyd Wright's Taliesin campus in Wisconsin comes to mind.
       
    3. Quality of Life: Employers across the country have realized the significance of this factor in both recruiting and retaining valued employees. Low crime rates, good schools, clean environments, outdoor recreational opportunities and friendly, safe communities are all attractive features of many small and medium sized communities in this region. The Coronado Corporate Campus will be located within this kind of typical environment and yet will be within an easy drive to Council Bluffs, Iowa, and Omaha, Nebraska.
       
    4. Market Geography: I believe in the "Field of Dreams" philosophy. "If you build it, they will come." Remember, when you offer a unique, all-American family product, the people will come to you. Look at Branson, Missouri. It isn't the most accessible destination in the nation, but it is packed nearly year-round. Why? Because unique, wholesome family entertainment is produced there.

     
  4. The Need For A Campus: Like the Manhattan project during World War II, we need a location where we are free from distractions, where we can completely control the design and production process, and where we can offer our "family" of employees a self-contained environment in which to work and play. The comparison may seem extreme to some, but I believe that moral decay, internal corruption and the breakdown of the family, poses as great a threat (albeit less obvious) as Nazi Germany and Imperialist Japan did to our sovereignty during WW II. The concern with the Axis threat of world domination drove the development of Los Alamos and inspired the commitment of Dr. J. Robert Oppenheimer and his team of dedicated young physicists. What we need today is an assembled group of the brightest young minds and talents in America with energy and dedication similar to those of Dr. Oppenheimer's team at Los Alamos. This committed focus will allow our team to produce projects of mass communication which will rekindle the fires of patriotism, love of liberty and the spiritual values of our forefathers. Hence, there is a need for the commitment of capital sufficient to develop the physical plant (campus) where these objectives can be accomplished.
