The Business/Real Estate practice at Mannion &

Business Formation and Continuation. Mannion & Copani regularly assists clients in the initial formation of their business entities. We work with clients in forming corporations, partnerships and limited liability companies and in developing the necessary ownership, management and employment agreements necessary to help them succeed.
Contract and General Business Matters. Commercial transactions of all kinds require detailed and experienced attention in order to best ensure a client of its desired result. Whether we are drafting complex commercial contracts or advising clients of the most advantageous avenues of proceeding in business transactions, all of our attorneys apply and combine legal experience with practical business sense.
Real Estate and Title Transactions. We represent clients in all areas of personal, residential and business real estate transactions. Our attorneys and paralegals are experienced in working with lenders, buyers, sellers, builders, real estate agents and commercial developers in closing purchases, sales, title and mortgage financing. Members of our firm are fully versed in real estate securitization for the secondary mortgage market as well as Uniform Commercial Code requirements. Our experience derives from closing thousands of commercial and residential real estate transactions throughout New York State.
Land Use and Zoning. We assist clients in obtaining local, state and federal environmental permits, zoning and land use approvals for industrial and commercial sites. Our Environmental Practice attorneys complement the services of the Business/Real Property Practice group in handling siting and permitting of industrial facilities and in dealing with wetland and resource based regulatory controls, development in the coastal zone, reuse of industrial properties and environmental impact analysis.
General Real Estate Matters.
Beyond performing closing services for real estate transactions, we also
offer services in resolving title disputes, foreclosures, leasing, evictions
and all types of general real estate matters. From litigating adverse
possession claims to negotiating complex lease agreements, our unique experience
has prepared us to navigate and direct our clients through even the most
delicate and complex transactions.
Biographical Information
Terence A. J. Mannion is the partner in charge of Mannion & Copani's Business/Real Estate Practice. He represents clients in commercial and personal transactions throughout the Northeastern United States, including transactions involving real estate financings, title closings, business formation, commercial contract creation and revision, business acquisitions, business negotiations and all forms of commercial transactions. Mr. Mannion is licensed to practice in all Courts of the State of New York as well as the United States District Court for the Northern District of New York.
Mr. Mannion has personally represented business clients on multi-million dollar transactions overseeing and supervising all legal aspects thereof. A founding partner of Mannion & Copani, Mr. Mannion's extensive experience has earned him a reputation as a tough, creative and determined negotiator who represents his clients to the fullest extent possible. He has capably represented clients in business acquisitions and franchise purchases involving extensive negotiations, substantial contract modification and revision, and complex Uniform Commercial Code compliance issues.
Mr. Mannion acts as closing attorney for purchasers, sellers and lenders in all forms of real estate transactions. He has extensive experience in and knowledge of secured transactions and necessary security instruments. He has successfully and diligently guided clients through intricate and difficult real estate transactions that demand a high degree of careful and experienced attention to assure proper transactional securitization. Mr. Mannion is a member of the New York State Bar Association (Business Section and Real Property Section) and the Onondaga County Bar Association. He is also an approved examining counsel for various national title companies and has personally examined and certified thousands of real property titles.
Mr. Mannion is a past member of the Board of Directors
of the Rape Crisis Center (Syracuse), Syracuse Model Neighborhoods and
the Onondaga County Metropolitan Water Board. Active in the community
and local politics, his wife, Vicki Mannion was one of four elected Common
Counselors-at-Large representing the people of the City of Syracuse (1991-1995)
and now teaches at Christian Brothers Academy.
Laurie C. Oliver is an
associate attorney with Mannion & Copani concentrating in residential
and commercial real estate transactions, business law and corporations,
and land use, zoning and development law. Ms. Oliver received a B.A.
degree in political science from State University of New York at Cortland
and is an honors graduate of Syracuse University College of Law.
Ms. Oliver has supervised and directed all aspects of real property and
business closing transactions and has effectively represented clients before
all levels of New York State trial courts and has prosecuted appeals on
behalf of individual and business clients.
